Your lot works one day a week. We put it to work the other six.

Churches and community organizations have paved lots near stadiums, hospitals, universities, and downtowns — places where people already pay to park. Lot & Found checks whether your lot is worth listing, sets it up on the parking marketplaces, prices it from real nearby comps, and manages it month to month.

The marketplaces pay your organization directly. We never touch the money.

The Problem

Your lot is full for a few hours on Sunday and quiet for much of the week. Meanwhile, a few blocks away, fans, patients, students, and visitors pay to park on game days and busy weekdays.

Some organizations already handle this themselves with volunteers, a cash box, and a hand-painted sign. Others never get started. The marketplace accounts, pricing, rules, and tax questions become one more job nobody has time to take on.

So the lot sits empty, with insurance and upkeep still to pay.

What the Research Says

  • $15 a carup to $3,000 per game Calvary church in Chester, beside a professional soccer stadium, charges $15 a car on game days and raises up to $3,000 per game — about half a Sunday's collection plate (NBC Sports Philadelphia).
  • Churches near Fenway Park and Lambeau Field have opened their lots to fans for years.
  • $180,000 a yearreported · older report · exceptional case A church near London's King's Cross station was reported at $180,000 a year from rented spaces (Smart Money, in an older report) — a reported exceptional case, never a typical result or a promise. Most lots will earn far less. Your Lot Score assesses your location before you pay anyone anything.
  • Parking marketplaces such as Neighbor, JustPark, and SpotHero already handle bookings and payments. Lot & Found handles the work around them: setting up your listings, pricing against the event calendar, writing your house rules, and managing the listings month to month.

Honest Answers

Is this legal for a tax-exempt organization?

Generally, organizations can rent parking, but the income is usually treated as unrelated business income, which can be taxable and reportable. Some cities also require licenses for paid lots. We are not your CPA or your lawyer, and we do not provide tax or legal advice. Your Lot Score lays out the questions. Your CPA, your city, and your insurer make the calls before launch. Any service that skips this conversation is selling you a problem.

Can we call the fee a donation?

No. A fair-value parking fee is never a "donation." We won't label it that way, and your organization shouldn't either.

Who gets the money?

Your organization, directly from the marketplace. Lot & Found never touches those funds. We are paid only our setup and management fees, by card, like any other vendor.

What about our own events?

Your calendar wins, always. Services, weddings, funerals, and your other events are blocked out first. Renters get only the availability that remains.

What if our lot is in a quiet area?

Then your Lot Score will say "not worth it," in writing, for free. We'd rather lose a sale than put your name on a listing that earns next to nothing.

Do we need staff on site?

Usually not. Most marketplace parking operates without on-site staff, using clear rules and signage. Busy event lots sometimes use a greeter, and the Managed + Events tier includes a playbook for that.

Can we cancel?

Anytime. Management is month-to-month, and the marketplace accounts and listings belong to your organization. You choose whether to keep them live under your control or take them down.
